Plumbing maintenance doesn't need to be complicated to be useful. A short, periodic check of the most common failure points catches a lot of problems while they're still small and inexpensive to fix.
Under Every Sink
Check for dampness, mineral crust, or a musty smell around supply lines and the drain trap. These are often the first visible sign of a slow leak before it causes real damage.
Water Heater
Flushing sediment out of the tank periodically helps maintain efficiency and can extend the unit's service life. It's also worth noting the age of the unit, since most water heaters have a practical service life after which replacement becomes more sensible than repair.
Shutoff Valves
Valves that are rarely used can seize up over time. Turning them periodically — gently — helps confirm they'll actually work in an emergency, when you need them to shut off quickly.
Water Pressure
Unusually high water pressure puts extra strain on pipe and fixtures over time. If pressure feels noticeably strong, it may be worth having it checked and regulated.
